Issues facing Social housing Providers

Of the most important issues facing Social Housing providers, heat pumps provide an answer which once understood is hard to ignore.

Fighting Fuel poverty

Fuel poverty has been put at the top of the agenda for social housing providers. Inefficient, costly, and old fashioned heating systems mean many tenants struggle to pay their fuel bills – or worse – live with inadequately heated homes resulting in health problems.

An Ice Energy heat pump will substantially reduce running costs as demonstrated in a recent 21 month trial by Harrogate Borough Council on 8 elderly persons bungalows. The trial established that on the absolute minimum pensioner benefit of £82 per week running costs were between 1.95% and 4.18%. This is well below the Affordable Warmth fuel poverty requirement of costing no more than 10% of income. In most cases annual running costs were well below the Government’s £200 per annum winter fuel allowance.

Another key benefit for social housing providers is the dramatic reduction in maintenance and replacement costs of tenants’ heating systems.

A heat pump uses refrigeration technology and just like a fridge it doesn’t need to have scheduled maintenance. This has a double benefit in drastically reducing maintenance costs and relieves providers of the huge logistical nightmare of having to gain access to every property annually. The units comes with a 5 year parts and labour warranty and has over double the life expectancy of a gas boiler giving further whole of life savings by eliminating replacements costs.

Safety first for vulnerable groups

On average over 30 people annually die from Carbon Monoxide poisoning. Heat pumps remove this worry and lifts a significant legal liability from the housing provider and its staff. In addition the tragic consequences of both poisoning and gas explosion are averted for tenants.

For children and vulnerable groups water temperature safety is a concern. The Ice Energy heat pump can achieve hot water temperatures up to 60°C but can also be set to around 40°C to prevent scalding. Hot water remains safe at these temperatures through a unique pasteurisation system within the heat pump.
